NEWPORT FARMERS' MARKET
Newport opened its very own Farmers’ Market at the Lido Marina Village on Sunday, July 11th. The market will open every Sunday from 9 am-1pm showcasing the freshest fruits and vegetables directly from the best local farmers California has to offer – as well as fresh flowers and other traditional farmers’ market fare.
The market is supported by the Newport City Council and sponsored by Sprouts of Promise Foundation, a 501(c)3 non-profit focused on the education of healthy eating habits, and managed by an experienced Southern California farmer.

COMMUNITY CELEBRATION EVENT FOR HOAG HOSPITAL IN IRVINE
Hoag renovated the hospital facility formerly known as Irvine Regional Hospital and Medical Center. Before the new facility officially opens in September, get a sneak peek of the new Hoag Hospital Irvine at a special open house for the community. This event is free.
The new hospital will provide a full spectrum of inpatient and outpatient services, including a fully staffed emergency room. The new campus will be an extension of Hoag’s services in Newport Beach and its seven Hoag Health Centers located throughout Orange County.

HOAG HOSPITAL COMMUNITY FORUM
Hoag Hospital Irvine is hosting a community forum to share a preview of the state-of-the-art renovations that are currently underway and discuss future health care offerings of the hospital, which is slated to open in September. All Irvine residents and surrounding communities are invited to join Robert Braithwaite, Hoag Hospital Irvine Chief Administrative Officer, for an update on the hospital’s progress and a chance to meet physicians and representatives of Hoag Hospital and Greater Newport Physicians. If you are interested in attending the forum will take place on Monday, June 21, 2010 from 7 to 8:30 PM at Lakeview Senior Center - 20 Lake Road in Irvine. ADD TEMPORARY/PERMANENT GUEST GATE ACCESS:

Beginning July 1, 2009, the Shady Canyon Community Association will be utilizing new gate access software. The new software will be available for residents to access online from your home computer similar to the way you currently access GateWorks Guest. Please note that this change will not affect your transponders. To get your icon you will have to first download it from a website and install it. Below, please find a summary of the step-by-step process for doing this:
Step 1: Downloading the Program
For PC users: http://www.communityfirstinc.com/CFResident.exe
A file download screen will appear. The best thing to do is download it to your desktop. It will appear as CFResident.exe. Double click on it to install your icon.
An Internet Security Warning screen may appear saying “The publisher could not be verified…”. Please ignore it and click Run.
For Mac OSX: http://www.communityfirstinc.com/CFResident.dmg
After the file downloads, there may be a popup box that says “The downloaded image contains a program…” Click yes and mount the image.
Open the mounted image and double click the Adobe AIR Installer icon
An Application Install screen will appear asking: “Are you sure you want to install this application to your computer?” Click the Install button.
Another Application Install screen will appear. Click “Continue” then Click “I agree to Adobe Air terms”. The application will finish installing and place an icon called CFResident on you desktop. The application will automatically start running and you will see the Guest Management log-in screen.
Note: The minimum PC configuration is a Pentium III processor with at least 512MB memory running Windows 2000 Service Pack 4, Windows XP Service Pack 1 or 3 or any version of Vista. For Macintosh users the minimum is Intel Core™ Duo 1.83GHz or faster processor, PowerPC G4 1GHz, 512MB RAM, Mac OS X 10.4.11 or Mac OS X 10.5.4
If for some reason you don’t want to download the icon or if you are having trouble, you can always log in to the Guest Management panel directly from any browser at:

Step 2: Logging In: Your initial log-in Username and Password are both your address (i.e. 33 Boulder View) with proper caps and spaces. After you have changed your password and/or username, you can check the Remember Me box to bypass the login screen the next time you use the Guest Panel.
Step 3: Setting-up Your Account: Once logged in, the Guest Management tabs will appear. This is what you will use to quickly enter temporary and permanent guests, enter party lists, enter personal information that you are willing to share with management, and set your permanent login and password.
To get going, select the Settings tab and enter a new Username and Password. Click Submit for each and check the Save Login Information box.
Next select the Personal Info tab. This is where you need to enter the phone numbers the gate attendants will use to reach you when an unexpected guest arrives, an email address management can use to contact you regarding Shady Canyon Community Association matters and to recover a lost password, the name and description of any pets (which can be useful to security if they find a lost pet), notes you want the gate attendants or Management to be aware of, and vacation schedules that cautions the gate attendants to be extra diligent while on patrol around your home.
Step 4: Creating Your Guest List: The last thing you will want to do is set up your permanent guest list. Permanent guests are the people that you want to be able to come to visit you without you having to call them in each time. This is done from the New tab. Type in the first and last name and select the appropriate category of guest. This may be “Permanent” or “Domestic Help”. For domestic help you will want to check the days of the week that your domestic help will be needed.

OVERNIGHT PARKING RESTRICTIONS
Overnight parking on the streets of Shady Canyon has become a safety, as well as a cosmetic issue. Complaints have been registered by homeowners regarding cars and trucks continually parked in front of or along the streets near their homes. For people expecting to live in a truly upscale community, this was never anticipated. It has also resulted in several dangerous situations, such as, vehicles parked on the corner of intersections, on a curve, blocking the view of traffic coming down major arteries.

On February 3, 2010, the Shady Canyon Board of Directors met and discussed a proposed addition to the Rules & Regulations, restricting overnight parking throughout the community. Taking into consideration the correspondence received by homeowners during the 30 day comment period, the Board elected to adopt an addition to the “PARKING RULES” on page 8 of the Rules & Regulations. The revised policy has been attached below. Please take a moment to read the new policy which will go into effect on March 20, 2010.
Though the current Rules & Regulations require garages and driveways to be the primary parking areas, many homeowners still park their cars on the community streets. In order to enforce the already existing regulation, it was necessary to pass the “No Overnight Parking” regulation. The policy has been written in a way that minimizes exposure for those with last minute, overnight guests by allowing a valid guest pass to be used as the overnight parking pass. Guests staying for a slightly longer period, up to two weeks, will also be allowed to use their valid guest pass as the overnight parking pass. However, please keep in mind that it is preferable that homeowners would request that their guests park on their property or directly in front of their own property if possible as a courtesy to their neighbors. Decals will be available for families that simply have more vehicles than parking spaces or have other special requirements.

COMMUNITY WEBSITE LOGIN TEMPORARILY DISABLED
Keystone Pacific is currently in the process of modifying the community website login to change the username from your account number to your personal email address. We are also changing the infrastructure of the security that will stabilize the account online billing website and will allow you to access your billing account without having to sign in again. To make these changes, we will need to disable the community website login temporarily until these changes have been tested and implemented. You will not be required to log in to view any of the pages on this community website, except to access your billing account.

KEYSTONE PACIFIC'S ENHANCED ACCOUNT ONLINE SERVICES
Keystone Pacific Property Management is proud to announce the release of an updated version of the account online program. Homeowners will be able to access their association accounts to view activity, check their balance, make payments, and update settings.
In addition to these services, homeowners will also be able to print association billing statements. For those homeowners who decide to enroll in this process and have an account in good standing, an email notification will be sent as the statement becomes available online. In these cases, a billing statement will not be mailed to the homeowners.
Homeowners may also decide to receive email notifications involving our community association. Information pertaining to events, news, and activities in our community could be sent by email to those who have enrolled in this process.
In January 2010, Keystone Pacific will begin implementing these new online features for our community association.

Keystone Pacific is now accepting association payments online. This new service is available by using the billing account inquiries feature. To be redirected to the account online page, please click here.
All payments require a bank routing number in addition to a checking, savings or money market account number.
Credit card payments are not accepted through this online service. Payments submitted online will be processed daily.

CUSTOM HOME MAILBOX SPECIFICATIONS
To reflect the current United States Postal Service (USPS) specification for the Custom Mailboxes at Shady Canyon, the Design Guidelines section on Mailboxes, page 86, is being revised to the following:
- The face of the mailbox shall be located so it is right against the curb.
- The height from the bottom of the curb to the bottom of the receptacle shall be
42". The maximum is 48”.
- Mailboxes shall be 24” to 30” wide by a maximum of 60” high.
- Mailboxes shall match the architectural style of the house.
- If a lock is used on a mail receptacle, the receptacle must have a slot large enough to accommodate the normal daily mail volume.

PARKING PLAN FOR PHASE I, TRACT 15941

Attached you will find a parking plan for Phase I, Tract 15941 that shows what sides of the street are designated as No Parking Zones and what sides of the street vehicles can park on. Please inform guests and contractors which sides of the street they can park on. The roving patrol will help to enforce the street parking and issue citations to those vehicles that are parking in No Parking Zones. Seeing as there are several residences that have been completed on Blue Heron and Black Hawk in this phase, please be courteous and try not to park in front of them. Thank you!

PATIO/BBQ AREA/RECREATIONAL FACILITY
If you would like to reserve the recreation facility/patio/BBQ area, please contact Deborah Marino at (949) 679-5557. You can also obtain a rental application from the website under Forms. You will have to check out the key and return it to the recreation facility at the west gate and you need to enter/exit the facility through the side door near the pool gate and not through the front double doors. For your convenience please find a copy of the new rental application.

TIMELY REMINDERS
- Homeowners, when you need an additional transponder or a replacement transponder you can go to the west gate and obtain them there. Please, pay by check and make it payable to Shady Canyon Community Association. The gate attendants will not accept cash.
- Homeowners need to remind their contractors that all construction/deliveries must enter the community through the east gate.
- Residents should keep their pets on leashes when walking them and please pick up after them.

FRONT YARDS IN THE VILLAS
Please keep in mind that the front yards in the Villas are maintained by the Association. Homeowners shouldn't be watering their front yards, removing plant material, installing plant material, etc. If you have a concern about your front yard, such as it not being watered enough, being over watered, bare areas, diseased/dead plant material, lack of detail please contact Deborah Marino at Keystone Pacific Property Management at (949) 679 -5557 or dmarino@keystonepacific.com.
Deborah will fax a work order request to the landscaping company. The landscaping company will respond back to her and she will respond back to you. The plant material that is in your front yards is drought tolerant and does not require a lot of water so if you are also watering your front yards, you may be damaging plant material and may be responsible for replacement of it if it dies due to over watering.
If you do not like the plant material in your front yard and would like to make a change, please contact Sherry Shandra, the architectural coordinator at (949) 679-5556 and she will explain to you that you will need to draw up a plan showing what kind of plant material and how many of each you would like to replace your current plant material with and it would need to be approved by the Design Review Committee (DRC). You would be responsible for paying to change your front yard and it would need to be installed by My Botanica, the Association's landscaping company.

REAL ESTATE OPEN HOUSES

GATE SYSTEM
The gates at the East Entry, West Entry, Copper Creek, Sage Creek and future Canyon Creek have all been changed from the existing system to a new system. Along with the change in systems come new transponders. The new transponders are approximately the same size as the ones you currently have. However, the new devices need to be affixed to your windshield in order to allow the system to read them.
The following answers some questions regarding the new transponders and access system:
Question: Is there a limit to the number of transponders I can have?
Answer: Each household will receive two transponders free of charge. Additional transponders will cost $55.00 each, just as with the existing transponder system.
Question: Can I transfer my transponder from vehicle to vehicle?
Answer: No. The transponder is registered to a specific vehicle. If it is removed from the windshield of your vehicle for any reason it will become deactivated. If this happens, you will need to return the transponder for an exchange and a new transponder will be installed for a fee of $55.00.
Question: What happens when I buy or sell a vehicle?
Answer: You will need to remove the transponder from the old vehicle and replace it with a new one when you register the new vehicle with Keystone Pacific Property Management. The cost for this replacement is $55.00.
Question: What if my vehicle and/or transponder are stolen?
Answer: Notify Keystone Pacific Property Management immediately. Any lost or stolen transponders will be subject to a $55.00 replacement fee.
Question: What if I move out of Shady Canyon?
Answer: Return your transponder to Keystone Pacific Property Management when you move or ensure that your deactivated transponders are transferred through escrow to the new owner. The new owner will need to bring them in to have them activated and placed on their vehicles.
Question: Will the transponder interfere with the GPS system in my car?
Answer: No. The frequency of the new transponder should not affect your GPS system.
Question: What do I do if my car is in the shop for repairs and I am using a rental car or borrowing a vehicle from family or friends?
Answer: If you do not have your vehicle (with the transponder on it) you will need to use the guest lane and show identification to enter the Community.

The Shady Canyon Golf Club is for Members only and is not an amenity of the Association. However, social memberships are available for residents of the Community so they may be able to benefit from the fantastic facilities provided there.
